Site assembled in eleven weeks

Four registered titles, one ransom strip and a restrictive covenant from 1908.

The scheme needed all four titles and an access route that ran across a strip of land owned by nobody anyone could find. A covenant from 1908 also restricted building to a single dwelling.

What we did

We traced the strip’s ownership through the Land Registry’s historic index map to a dissolved company, applied for restoration, and negotiated a transfer. In parallel we applied to the Upper Tribunal to modify the covenant.

Outcome

Covenant modified by consent, strip acquired for a fraction of a ransom valuation, and the site assembled inside the developer’s option period.
